Our Residential Division expanded at the start of 2019 with the acquisition of Bachtel Property Management. This addition to our company has expanded our residential portfolio and brought on additional staff members with vast experience in the field.

Our Residential Group provides full service property management, leasing and brokerage services for multi-family properties as well as residential homes and individual condominium units. The mission of the property manager is to create an environment in which individuals enjoy the comfort and security of their homes and in which the value of the owner’s investment is maximized. When our clients decide to sell their investment property, our experienced agents are ready to assist.

MARKETING

Our extensive knowledge of the rental markets around the Puget Sound region ensures that your rental property is leased quickly and at the highest rental rate possible. Our residential staff members have access to resources that provide up to the minute market information. Available apartments and homes are exposed to the market via our corporate web site, top visited rental sites and Craig’s List to receive optimal exposure and drive leads. Leasing agents are available seven days a week to show properties to prospective residents.

MAINTENANCE & REPAIRS

To maintain the quality of your investment property, we contract with the most cost efficient service vendors to save you money with our volume buying power. For smaller jobs, we have an in-house maintenance staff. Our frequent property inspections allow us to diagnose and perform preventative maintenance to avoid more serious and costly issues in the future.

FINANCIAL REPORTING

Our financial responsibilities include timely rent receipts, monthly invoice payment including mortgage, insurance and real estate taxes (as directed by the owner). Each owner receives a complete monthly statement as prepared by our professional accounting department. The statement is accompanied by the property manager’s report and a check representing the owner’s funds.

Yates Wood & MacDonald, Inc. is a full service brokerage and our management clients frequently look to us to market their rental properties for sale. During the management process, we have gained thorough knowledge of the condition of the property and surrounding neighborhood. When owners make the decision to sell, we assist in establishing a price accompanied by a market analysis. Depending upon size Residential properties are listed with Commercial Brokers Association and/or Northwest Multiple Listing Service with complete and professional property descriptions. Marketing also includes visible signage and open houses.
